COVER STORY - THE MIDAS TOUCH - Anna Ward
Before she buys and renovates them, the apartment blocks Anna Ward seeks out certainly aren’t much to look at (see cover photo.) Afterwards, however, it’s a different story. Anna’s remarkable ‘people skills’ have helped her build a million-dollar-plus property portfolio from a very modest starting point. Some of her units return rental yields of over 14% p.a., and her improvements have provided effective rental increases of around 33% p.a.
PROFILE
DEVELOPING THE POLICE LOCKUP
Architects Robin and Fraser Spencer have consistently utilised the skills they’ve developed with commercial projects for their own property investments. A recent project offered the challenge of blending a new building with a contemporary design to an existing historical building – a former police lockup. Adding to the challenge was a difficult site. The resulting development maximised the site’s value from a commercial standpoint yet retained the unique character of the old lockup.
SPECIAL FEATURES

David Wheatley reports.

ELIMINATING VACANCIES - How to beat the competition
Prolonged vacancies can put a real dent in an investor’s rental yields, in some cases even causing serious financial problems. As David DeMoor points out, a thorough understanding of rental market dynamics will help smart investors maximise their yields and income... in strong or weak rental markets.
SUCCESSFUL PROJECT MARKETING - Segmenting & targeting markets
Why do some new residential developments sell out rapidly while others languish on the market for months, sending their developers to the wall? Project marketing expert Joseph Tigani explains.
INTERPRETING MEDIAN HOUSE PRICE GROWTH STATISTICS
Correctly interpreted, statistics showing the changes in median house prices for a particular area are a valuable tool for investors in their attempts to identify areas showing strong capital growth. However, many people misinterpret them... the most common mistake is to assume that, for example, a 10% increase in median house prices means that the value of a typical property would have increased by 10% in that period. Not true... we’ll show you why.

In Jan’s own words... 'I’ve never used cycles as an indicator of when to buy investment property. We can all look back and pinpoint the times when it might have been ‘economically best’ to buy property. But hindsight only makes us wiser, not wealthier. The stories I’ve selected for this issue are about people who bought property regardless of the time... and were proven right in the end.'
